No. In Oregon you can sell your manufactured home yourself or with a flat-fee listing. Homes in parks are titled personal property, so the transfer runs through a licensed manufactured structures dealer — that's Jam Service LLC (Oregon Dealer #MSD1026) — rather than a traditional realtor.
It depends on how the home is held. A home on deeded land you own is real property and a licensed realtor can sell it. A home in a park or on leased land, where you own only the home, is titled personal property — dealer services handle that sale and title transfer.
You sell only the home itself — the park owns the land under it. List it flat-fee on the MLS or by owner, the buyer applies to the park to take over the lot lease, and the dealer completes the title transfer, Form 2952 tax certification, and bill of sale. The home sale and the lot rental are two separate agreements.
Value turns on age, size, condition, updates, space rent, and comparable sold prices in similar parks. Jam Service can point you to recent sold homes to help you price — but we do not appraise homes and do not guarantee a sale price.
